What affects the cost
Full-frame vs. insert
This estimate is for full-frame replacement, where the old frame comes out and the opening is resealed. An insert (pocket) window slides into the existing frame and costs less, but only works if the old frame is square and free of rot.
Frame material
White vinyl is the most economical; woodgrain or colored vinyl costs more; fiberglass, wood and aluminum-clad wood cost more again. Frame material also decides how much upkeep the window needs over the years.
Glass package
Low-E coatings, argon fill and triple-pane glass lower the U-factor and cut drafts and noise. Better glass adds cost per window, and the payback depends on your climate and heating and cooling bills.
Size, style and access
Picture windows, bays, arched tops and oversized units are priced well above a standard double-hung or casement. Upper-floor windows that can't be reached from inside may need ladders or a lift, which is not in this estimate.
Exterior trim and repairs
Rotted sills, damaged siding or exterior casing, and capping the outside trim in aluminum are common add-ons. Shutters, blinds and exterior sills are not included.
How to save
- Replace the worst windows first, such as the drafty or north-facing ones, and do the rest in a second phase.
- Use insert replacement where the old frames are sound and square.
- Stick to standard sizes and one style throughout the house; custom shapes carry a premium.
- Check with your utility for window or weatherization rebates before you sign.
Grants, tax and rules
Federal tax credit ended
The federal 25C energy efficient home improvement credit, which used to cover qualifying windows, does not apply to property placed in service after 31 Dec 2025 (IRS).
State and utility programs
Some states run IRA home energy rebate programs (HEAR/HOMES), and availability varies by state. Utilities sometimes offer rebates; the DSIRE database lists state and utility incentives.
Permits and sales tax
Changing the size of an opening is a structural change that usually needs a local permit. Sales tax on materials varies by state; our figures are before sales tax.
