Foundation crack repair cost
Sealing 1 non-structural foundation wall crack(s) with polyurethane injection typically costs $500, with most jobs between $390 and $650. Epoxy injection comes in around $330, while reinforcing a crack with carbon-fiber straps runs about $1,150. These figures are for cracks up to about 10 ft long in walls that are not moving.

What's included
Mid-range
- Cleaning and preparing the crack on the interior face of the wall
- Setting injection ports along the crack and sealing the surface
- Low-pressure polyurethane injection through the wall
- Removing ports and finishing the surface
- Materials: resin, ports and surface seal for each crack
What affects the cost
Epoxy or polyurethane
Epoxy bonds the two sides of a crack back together and is the choice for dry, stable cracks where strength matters. Polyurethane foams and stays flexible, so it is better for cracks that leak water or may open and close slightly with the seasons. Both are injected from inside the basement in poured concrete walls.
Carbon-fiber straps
Carbon-fiber straps are bonded across the crack with epoxy to stop a wall from moving further, which is why the premium tier costs more per crack. They are meant for walls with minor inward movement and should be specified by an engineer; they do not straighten a wall that has already bowed a lot.
When you need an engineer
Horizontal cracks, stair-step cracks in block walls, cracks wider at one end than the other, walls that bow inward or cracks with one side offset from the other point to structural movement. Have a structural engineer look before any injection, because piers or wall anchors may be needed and are not in these figures.
Length and wall type
Price rises with the length of each crack and the number of ports. Injection works on poured concrete; hollow concrete block walls leak and crack differently and often need a different repair.
Access inside the basement
Finished walls, shelving, furnaces or water heaters in front of a crack have to be moved or cut into before work starts, which adds time that a quote may not include.
The source of the water
A leaking crack is often a symptom of water pooling against the foundation. Fixing downspouts and grading reduces the pressure on the wall and makes the repair last.
How to save
- Mark every crack and have them all quoted in one visit; the setup cost is shared.
- Redirect downspouts and correct grading so water drains away from the wall before you inject.
- Use polyurethane for leaking but stable cracks and save carbon-fiber reinforcement for walls an engineer says need it.
- Photograph and date cracks, with a pencil mark at each end, so you can show whether they are growing.
Grants, tax and rules
Permits
Sealing a crack is usually treated as a repair, while structural changes such as piers or wall anchors usually need a local permit. Ask your building department if you are unsure.
Sales tax
Sales tax on materials varies by state, and labor is often not taxed but rules vary. Our figures are before sales tax.
Frequently asked questions
How much does it cost to fix a foundation crack?
Sealing 1 non-structural crack(s) with polyurethane injection costs about $500. Epoxy injection is around $330, and adding carbon-fiber reinforcement brings it to about $1,150.
Epoxy or polyurethane: which is better?
Epoxy restores strength across a dry, stable crack. Polyurethane seals a crack that is leaking or may move slightly. Many contractors choose based on whether water is coming through.
Are vertical foundation cracks normal?
Thin vertical cracks in poured concrete walls are commonly caused by shrinkage as the concrete cures and are usually not structural. Seal them if they leak, and watch for widening.
When is a foundation crack serious?
Horizontal cracks, stair-step cracks in block, cracks wider at one end, bowing walls or one side of the crack sitting proud of the other suggest movement. Call a structural engineer before paying for injection.
Can I repair a foundation crack myself?
DIY injection kits exist for small, stable cracks in poured walls. The hard part is getting resin to fill the full depth of the wall, which is why professional low-pressure injection is more reliable.
Do carbon-fiber straps really work?
They are used to stop further inward movement of walls that have moved only slightly, when installed to an engineer's design. Walls that have bowed significantly need other methods such as wall anchors or bracing.
