What affects the cost

Siding material

Vinyl is the cheapest to install and needs no paint. Fiber cement costs noticeably more, is heavier and slower to cut, but resists fire, rot and pests and holds paint well. Engineered wood sits in between, while cedar, steel and stucco are at the top of the range.

Wall area and shape

Siding is priced by the square (100 sq ft). Gables, dormers, bay windows and lots of corners add cutting and trim, so two houses with the same square footage can price differently.

Number of stories

A two- or three-story house needs pump jacks, scaffolding or lifts and more time moving them, which raises the labor cost noticeably.

Tear-off and what is underneath

Removing one layer is standard. Two layers, such as vinyl over old wood clapboard, cost more to strip. Rotten sheathing found under the old siding is replaced at an extra cost per sheet.

Insulation and weather barrier

House wrap is standard with a new siding job. Adding rigid foam board under the siding improves comfort and energy use, but it also means extending window and door trim.

Trim, soffit and fascia

New corner posts and window trim are usually part of the job. Replacing soffit and fascia, or wrapping them in aluminum, is priced per linear foot and adds a significant amount on a large house.

How to save

  • Get quotes priced per square for the same material line, and check that tear-off, wrap and trim are listed.
  • Book in late fall or winter, when many siding contractors have more open dates.
  • Replace windows first or at the same time, so the new trim fits them properly and only has to be done once.
  • Ask for a per-sheet price for sheathing repairs in the contract so surprises are capped.
