Best Time to Replace a Roof in Canada: Cost by Season

Shingle crews are busiest in summer, which pushes quotes up; booking in spring or fall can shave real money off a reroof.

The cheapest time to book a shingle roof in most of Canada is late winter into early spring (February to April) or the fall shoulder season (September into October), when crews have gaps in their schedule and are more willing to negotiate. A typical reroof runs $7,050 – $11,700 (before GST/HST), but the same job quoted in peak summer can land near the top of that range, or above it, simply because every roofer in town is fully booked.

Why summer costs more

June through August is when most homeowners want roof work done, because the weather is reliable and nobody wants a crew tearing off shingles in the rain. That demand is exactly why it costs more:

  • Crews run back-to-back jobs with little flexibility, so there's less room to negotiate on price.
  • Material suppliers see their own seasonal rush, which can mean longer lead times for anything that isn't a standard asphalt shingle sitting on the shelf.
  • Overtime and rush scheduling fees are more common when a contractor is trying to squeeze in an extra job before a forecasted heat wave.
  • After a summer of hail or windstorms in a region, insurance-driven reroofs can tie up every available crew for weeks, pushing out everyone else's timeline and leverage.

None of this means summer work is a bad idea if that's when you need it done. It just means you should expect to pay closer to typical-to-premium pricing, and you'll have the least room to shop around.

Why winter isn't automatically cheaper

Off-season demand works in your favour, but cold weather puts real limits on shingle installation. Asphalt shingles rely on a self-sealing adhesive strip that needs warmth to bond; in cold temperatures, installers have to hand-seal every tab with roofing cement, which adds labour. Shingles themselves also get brittle and are more easily cracked when nailed in freezing conditions. Many contractors simply won't schedule a full tear-off reroof once temperatures drop well below freezing, and the ones who will may price in the extra hand-sealing time. So the real sweet spot isn't the dead of winter — it's the weeks on either side of it.

The best windows to book

Early spring (roughly February to April). Roofers are coming off a slow winter and are motivated to fill the calendar before summer bookings arrive. Daytime temperatures are usually warm enough for proper shingle sealing by mid-spring, and you avoid the worst of both the winter cold and the summer price premium.

Fall shoulder season (September to October). The summer rush has eased but the weather is still mild enough for a clean install. This window also gets your roof sealed and sound before winter weather arrives, which matters more in regions with heavy snow loads or ice damming.

What to avoid if you can. Booking right after a major local storm puts you in competition with every insurance claim in the area, which is the worst possible time to negotiate. If your roof can safely wait a season, it usually pays to let that backlog clear first.

Timing matters less than material and shape

Season affects the quote at the margins; the roof itself drives most of the price. A simple gable roof in $9,000 will always cost less than the same footprint in $19,400, in any month. Steep pitches, multiple storeys, and roofs with hips, valleys or dormers add labour and safety equipment regardless of when you book, and a second layer of old shingles to tear off adds disposal cost on top of that.
