What affects the cost
Siding material
Vinyl is the most common and cheapest siding in Canada. Steel and aluminum cost a little more, engineered wood such as LP SmartSide or CanExel and fibre cement such as James Hardie sit well above, and real cedar is the most expensive.
Climate and region
Fibre cement is the usual choice in Metro Vancouver, where it copes well with the wet climate, while vinyl dominates in Ontario and Quebec and steel is popular in Alberta. Stucco and acrylic finishes are common in BC and Alberta.
Storeys and access
Two- and three-storey houses need scaffolding or lifts, which adds labour. Tight lot lines in older city neighbourhoods also slow the work.
Tear-off and sheathing
Removing one layer is standard; older homes sometimes have two. Rotten or mouldy sheathing found under the old siding must be replaced before the new siding goes on, which is extra.
Insulation
Adding foam insulation board under the new siding improves comfort in a cold climate. It adds material and means extending window and door trim.
Soffit, fascia and trim
Aluminum soffit and fascia are often replaced with the siding and are priced per linear foot. Trim wraps around windows and doors add a further cost per opening.
How to save
- Compare quotes per square foot for the same product line, with tear-off, wrap and trim itemised.
- Book outside the busy spring and summer season when contractors are more flexible.
- Do windows before or with the siding so the trim only has to be done once.
- Ask for a fixed price per sheet for sheathing repairs in the contract.

Yes, with care. Vinyl becomes brittle in the cold and must be cut and fastened with room to expand, and some sealants and paints need minimum temperatures. Many contractors keep working through mild winter days.
How long does siding last?
Vinyl typically lasts 20 to 40 years, fibre cement 50 years or more, and cedar 20 to 40 years with regular staining or painting.
Should I add insulation when I replace siding?
If the walls are poorly insulated, adding foam board under new siding is the cheapest time to do it. It improves comfort in winter, but check that windows and doors get deeper trim to match.
