What affects the cost
Tile type
Terracotta costs noticeably more than concrete tiles but holds its colour for decades. Colorbond-style steel sits in between; compare all three with the material selector.
Roof shape and pitch
The estimate assumes a simple two-sided gable roof. Hips, valleys, dormers and steep pitches mean more cutting, more flashing and slower, safer work.
Condition of the timber
Only the covering layers are replaced. Rotten battens, sagging rafters or damaged roof decking found after stripping are extra and can add a lot on older homes.
Height and access
Two-storey homes, sloping blocks and tight side access need more scaffolding and make it harder to get tiles on and rubbish off the roof.
Gutters and roof plumbing
Box gutters, long runs and extra downpipes add to the roof plumbing. Moving to copper or larger-profile gutters costs more than standard pre-painted ones.
Insulation and extras
Insulation under the roof, skylights, whirlybirds and solar panel removal and refitting are not in the mid-range price. Doing them while the roof is open is cheaper than later.
How to save
- If only some tiles are broken and the rest are sound, a re-bed and re-point with tile replacements may be enough instead of a full re-roof.
- Consider concrete tiles or metal roofing if terracotta isn't needed to match the house or the street.
- Plan any roof insulation or skylights for the same job, while scaffolding is up and the roof is open.
- Get quotes that list scaffolding, rubbish removal and timber repair rates separately so you can compare them properly.
Grants, tax and rules
Licensed trades
Plumbing work, which includes gutters, downpipes and flashings connected to stormwater, must be done by licensed tradespeople under state licensing. Electrical work around the roof, such as moving solar or antenna cabling, needs a licensed electrician.

Should I re-roof or restore my tiled roof?
If the tiles are sound and the problem is cracked bedding, pointing or a few broken tiles, a restoration costs far less. A full re-roof makes sense when many tiles are porous or broken, or the underlay has failed.
Is terracotta or Colorbond cheaper?

How long does a re-roof take?
A typical house takes about one to two weeks once the scaffolding is up, depending on weather and roof shape. The roof is stripped and re-covered in sections so the house isn't left open.
Do I need to replace gutters when re-roofing?
It isn't compulsory, but old gutters are hard to reconnect neatly to new tiles and flashings, and replacing them with the scaffolding already up costs less than doing it later. This estimate includes new gutters and downpipes.
