What affects the cost
Full-frame vs. insert
This estimate is for full-frame replacement, where the old frame comes out and the opening is resealed. An insert (retrofit) window fits inside the existing frame and costs less, but only works if the old frame is square and free of rot.
Glass package for a cold climate
Low-E coatings, argon fill and warm-edge spacers lower heat loss, and triple glazing goes further, cutting drafts, condensation on the glass and noise. Better glass adds cost per window; in colder regions triple glazing is often worth pricing as an option.
Frame material
White vinyl is the most economical; hybrid vinyl-aluminum adds a colour-fast aluminum exterior; thermally broken aluminum costs the most of the three. Fibreglass and aluminum-clad wood are also sold in Canada and usually cost more than vinyl. Frame material also decides how much upkeep the window needs over the years.
Size, style and access
Picture windows, bays, bows and oversized units are priced well above a standard casement or slider. Upper-floor windows that can't be reached from inside may need ladders or a lift, which is not in this estimate.
Exterior trim and repairs
Rotted sills, damaged siding or brick mould, and aluminum capping on the outside trim are common add-ons. Exterior sills, shutters and blinds are not included.
How to save
- Replace the worst windows first, such as the drafty or north-facing ones, and do the rest in a second phase.
- Use insert replacement where the old frames are sound and square.
- Stick to standard sizes and one style throughout the house; custom shapes carry a premium.
- In Ontario, book a home energy assessment and get pre-approval before signing, so the per-window rebate isn't lost.

Canada Greener Homes is closed
The Canada Greener Homes Grant and Loan, which used to cover qualifying windows, are closed; the deadline for grant documents was 31 December 2025.
Ontario Home Renovation Savings
As of September 2026 the Ontario program pays $100 per window opening when paired with a home energy assessment. Pre-approval and a participating contractor are required.

Installation itself is typically a few hours per window, so six windows are often done in one or two days. The wait for made-to-measure windows after measuring is usually the longer part.
